Toronto Luxury Home, Staged and Sold in 30 Days!

Listed at almost $4,000,000 this Luxury home located at Heath Street West in Toronto has quite a bit of a challenge attracting serious buyers prior to staging.  During my initial conversation with the owner, she had told me that the house was completely vacant and was listed for over two months without any serious offers. Yes, the asking price is a little too high but considering its prime location, the stunning architectural features, and the superb finishes of this property, it was a true definition of what a luxury home should be.

The challenge for buyers — some rooms in the main living areas are small and can be a little bit tricky as far as furniture placement is concerned. The fronting rooms (which buyers will imagine to be the living and dining room combo), is way too small for both rooms which is a problem considering its high tag price.

To solve this problem and to make the rooms look bigger, we decided to use the front room  as the main dining area only instead of a combined living-dining space.  We picked a  long table with eight chairs  to maximize space, and we installed a stunning dining chandelier for better impact and to make the room look and feel more important.

The family room was then used as the formal living room. By doing this,  both living spaces has clear and defined functions and buyers wouldn’t have to guess on how the furniture placement should be. For issue of privacy in the master bedroom (since it is facing a high rise apartment building), we decided to install a custom roller blinds.

 After staging, this property was SOLD at full asking in 30 days at full asking! Another great testimonial on the importance of home staging.
