On Window Treatments When Selling Your Home

Are window treatments necessary when selling and staging a home?  This is a question that is frequently asked by home owners during staging consultations.

When selling, natural light is important,  it  brightens the room, it makes the room  look and feel bigger,  and it brings in a positive energy to the space. That is why it is so important to boost natural light.

Does that mean that you need to remove all window treatments when selling your home? Here are some suggestions:

1.  Remove heavy window treatments and let the light in! Heavy drapery, swags, and cathedral curtains will not only give your home a dated look, and a “closed-in” feeling, it is also a distraction for buyers most of the time. Its a deterrent that will prevent them from seeing the true potential of your home. Your goal is for buyers to appreciate the beautiful features of your home, and to make them fall in love and see themselves living in it. This is not going to happen if they can’t get pass the bold colours and your dated decor.

2. Use sheers or some other light treatment for privacy if you are  living in the home while selling. A beautiful view is what sometimes sells a home. If you have dated layered window treatments which give the room a heavy feeling, there is usually a sheer buried under all of that fabric. Remove the outside layers and keep the sheers if you need some privacy. Remember to push the sheers on both sides during showings to maximize natural light.  If privacy and the hot sun aren’t an issue, leave the window bare especially if it has a beautiful view.

3. Shutters, shades, and blinds can stay if privacy is an issue.  However, they should be clean and in good working condition. Make sure they are open during showings to make your home look brighter. For blinds, always pull it up to the top of the window, remove the rod on the side and nicely tuck in the strings on the side to eliminate visual clutter. It can also help your window look a lot bigger!
