Styling and selling a home is a big job – two full-time jobs, actually. While I can certainly respect those who make every effort to do it themselves, it’s no easy task. With that said, I give props to those who know when it’s time to call a pro.

Here are six signs you need to have your stylist on speed-dial.

1. You barely have time to do your daily chores.

It’s a common scenario: you’re swamped with chores, work, and family. Now you’ve added selling a home to your to-do list. Preparing a home for resale can take days or weeks, depending on its condition. A professional stylist comes at a cost, but it’s worth the price and you’ll likely see a return on your investment – not to mention a quicker sale.

2. You have no idea that furniture rental companies exist.

You’ve opted to “make do” with your slightly outdated, somewhat worn furniture, which isn’t doing you any favours. While some existing furnishings can be used, stagers have access to a large inventory of beautiful pieces that will make your house look like a million bucks. The right furniture will highlight your home’s best features, making it an easier sale.

3. The term “vignette,” “rule of three,” or colour repetition doesn’t ring a bell.

Successful styling creates a connection between your home and potential buyers. The stylist’s job is to make them “fall in love” through decorating techniques like key furniture placement, small vignettes, and complementary colour schemes. They leave the buyer wanting more. If you don’t have a flair for this, call a stylist.

4. You have no idea who your target buyers are.

Staging your home without knowing who your potential buyer is, is like driving without knowing your destination. It’s easy to get lost. Knowing your target demographic is job one. Aside from a professional’s knowledge of the latest decorating trends, home stylists do their research before taking on any project.  They will investigate comparable homes on the market, what the housing market trends are, and how to set your home apart from the rest.

5. Your competition outshines you.

If other houses in your area are selling while yours sits on the market, call a stylist. The resale market is like a beauty contest for houses. The better the presentation, the greater its appeal to the judges – home hunters. Think of home stylists as fashion consultants for homes, who will dress it up and give it an edge.

6. Your project-management skills are lacking.

If managing many moving parts feels like juggling, call a stylist. At times, home staging requires help from third-party contractors like painters, movers, cleaners, organizers, and refinishers, depending on its condition. The process can get hectic and stressful because everybody has their own agenda, schedule and deadline to follow. And don’t forget your already hectic lifestyle. Call a professional to manage the process from start to finish.

Think of a professional stylist not as an expense, but an investment to improve your chances of a higher offer, and a faster sale.
